02 / Loans

Borrowers who answer, pre-qualified before your officer picks up.

A loan officer's day should be spent structuring deals, not dialing a list of people who filled in a rate form last Tuesday. We do the dialing, pre-qualify against your criteria, and transfer a borrower who is on the phone, awake to the conversation and ready to start an application.

What you get

How the engagement runs.

  • Agents trained on your products, your rate sheet and the states you are licensed in
  • Loan amount, purpose, timeline, income basis and credit band confirmed on the call
  • No rates quoted and no terms committed from the floor: that is your licensed officer's call
  • Live transfer or booked appointment, whichever your officers actually work from
  • Fresh, aged and recycled leads worked on the cadence you agree to
  • Scripts approved by your compliance team, consent and suppression handled on your basis
  • Written into your LOS or CRM with the recording attached

The economics of a loan officer's hour

The person who can close should not be the person who dials.

Lending has a staffing problem that is almost arithmetic. A licensed officer who can structure a file, handle an objection about a rate and walk a nervous borrower through a disclosure is expensive and scarce. The work that has to happen before that conversation, which is dialing records, leaving voicemails, catching people at the one hour they answer and re-dialing the ones who did not, is neither. Yet in most shops the same person does both, which means the expensive hour is spent doing the cheap work.

It gets worse in a market where lead costs are high, because a lead nobody reaches has still been paid for. Every originator already knows the shape of this: the chance of a conversation falls with every hour that passes after a borrower raises a hand, and a busy shop gives a record a handful of attempts before writing it off. A floor that exists to dial will work it across the hours that borrower actually picks up, and the gap between those two habits is most of the difference in cost per funded loan.

So the job is not to sell the loan. Your officer does that. The job is to make sure your officer's next conversation is with a borrower who is on the line and who fits.

What gets confirmed before the transfer

Enough to know it is a file, not enough to be advice.

Pre-qualification on this floor means the facts that decide whether your officer should spend the next twenty minutes, gathered in the borrower's own words and written down as stated.

The amount and the purpose
What they want to borrow and what for: a purchase, a refinance, consolidation, a business need, equipment. The purpose is often the thing that disqualifies, and it is the cheapest question to ask first.
The timeline
Whether this is this month or this year. Nothing wastes an officer's afternoon like a borrower who is nine months from being ready, and nothing is easier to establish on a call.
The income basis
Employed, self-employed, commission, rental, retired. Stated by the borrower, not verified by us: we are establishing whether there is a plausible file, and your underwriting does the rest.
The credit band, as they describe it
Self-reported, and captured as self-reported. The floor does not pull credit and does not tell anyone whether they will qualify.
The property or the collateral
Where applicable: the property type, the occupancy, roughly what it is worth and roughly what is owed. Enough for your officer to know which product they are opening.
The transfer
A live transfer into your queue with the notes already written, or a booked appointment in your officer's calendar with the recording attached. Whichever your team actually works from, agreed before launch rather than assumed.

Where the floor stops

No rates, no terms, no promises.

Lending is licensed work and the license is yours, not your vendor's. The single fastest way for an outsourced floor to create a problem for a lender is to let an agent answer the question every borrower asks first, which is what rate can I get. So the floor does not answer it.

No quoting
Agents do not quote rates, points, payments, terms or fees, and do not tell a borrower whether they will be approved. That question is the transfer, not the objection, and the script treats it that way.
Your scripts and disclosures
Approved by your compliance team before launch and not changed without them. Any state-specific language you require is part of the script rather than something an agent remembers to add.
Consent and suppression
We dial the records you provide on the consent basis you provide them under, and your suppression and do-not-call lists are applied as you supply them. A number you pull comes out of the cadence.
Every call recorded and scored
Every call is recorded, transcribed and scored by our AI QA system on compliance first and selling second, calibrated by a five-person QA team that reports daily. Flagged interactions are escalated the same day with the recording attached.
One client per team
The team and its coordinator work your products only. Nobody on your campaign is transferring borrowers to another lender on the next shift.

Aged leads, and the pipeline nobody worked

The cheapest borrowers you own are the ones you already paid for.

Most lenders are sitting on a database that cost real money: leads that were dialled twice and written off, applications that stalled at document collection, borrowers who were declined for something that has since changed, past clients whose rate is now worth revisiting. In-house teams do not work it, because working it is slow and the officer who could is busy with this week's fresh leads.

This is the work a result-priced floor is built for. There is no seat cost to justify, so a campaign that has to touch four thousand old records to find eighty live conversations is a campaign that can actually be run. We agree the attempt pattern and the suppression rules before launch, work the file, and hand back the borrowers who are live now along with a clean record of which ones are genuinely dead and why.

Recycling an old database is also the fastest way to find out whether this arrangement works for you, because the leads are already paid for and the only new cost is the result.

What it costs

Per result. Not per seat, not per hour.

You pay against the number we agree to own. For most lending clients that is the qualified transfer or the started application, and for some it is a share of what funds. There is no setup fee, no seat fee, and nothing billed during recruiting and training.

The rate moves with how strict your criteria are, which products you are running, the states you work and the volume you need in a month. A narrow product in a licensed state with a hard credit floor costs more per transfer than a broad consolidation campaign, because the floor dials longer to find each one. We quote it once we have seen your criteria, on the first call, not from a price list.

There is no minimum commitment. If it does not work, wind it down with notice. You will have paid for the results you accepted and nothing for the infrastructure behind them.

The first thirty days

Live in three to ten days, calibrated in the first two weeks.

Recruiting against your customer profile and training on your products run in parallel, which is what makes three to ten days from signed terms possible. Team size moves that number more than anything else, and compliance sign-off on the script is usually the longer pole on your side.

Then a soft launch at reduced volume while scoring calibrates. The first two weeks are where the transfer criteria on paper meet the borrowers on the phone: the credit band question turns out to be worded badly, the timeline threshold is too generous, a product your officers rarely write is eating a third of the dials. All of it gets adjusted while volume is still small.

After that you get a daily report against one number, and a floor you are welcome to visit. Sit behind your agents, join a standup, listen to live transfers before they reach your officers.

Questions

Which kinds of loans do you work?

Mortgage purchase and refinance, home equity, personal and consolidation loans, auto, and business and equipment finance. The lane is the same in each case: we dial, pre-qualify against your criteria and transfer. What changes is the qualifying questions and the script, both agreed with you before launch.

Do your agents quote rates or tell borrowers if they qualify?

No. Agents do not quote rates, points, payments, terms or fees and do not tell anyone whether they will be approved. When a borrower asks, the answer is the transfer to your licensed officer, and the script is written so that is the only available answer.

Are your agents licensed originators?

No, and the work is scoped so they do not need to be. They dial, pre-qualify on facts the borrower states, and hand over. Everything that is licensed activity, quoting, structuring, advising, taking an application where your jurisdiction requires a licensed person, stays with your officers.

Do you do live transfers or appointments?

Either, and we agree which before launch because it changes how the floor is staffed. Live transfer works when you have officers on a queue during the hours we dial. Booked appointments work better when your officers are few and their calendars are the constraint.

Can you work our aged leads and old database?

Yes, and it is usually the best place to start. The leads are already paid for, so the only new cost is the result. We agree the attempt pattern and suppression rules first, then work the file and hand back both the live borrowers and a clear record of which records are genuinely dead.

How do you handle consent and do-not-call?

We dial the records you provide on the consent basis you provide them under. Your suppression and do-not-call lists are applied exactly as you supply them, and a number you pull comes out of the cadence. Every call is recorded and scored on compliance first.

How fast can a loan team be live?

Three to ten days from signed terms, depending on team size. Recruiting against your customer profile and training on your products run in parallel, then a soft launch at reduced volume while scoring calibrates.

What do you need from us to start?

Your products and criteria, the states you are licensed in, your disqualifiers, approved scripts, the data or campaign you want worked, how you want the handover to arrive, and access to your LOS or CRM for tracking. Recruiting, training, management, QA and reporting are ours.
